Checking the condition of the property

Before undertaking any real estate investment, it is important to ensure that the property complies with all legal requirements and is free of encumbrances. If this is not the case, check whether the requirements that are not met can be remedied or not.

Contract drafting and housing renovation

By means of an Arras contract, the payment of a part of the sale price is agreed, normally 10% of the total amount, where the commitment to buy and sell is protected, establishing specific penalties for both parties if this cannot be fulfilled. At the same time, sanitise and check that all the requirements for the property to be in order are ready for signing.

Formalisation of the transfer of the property

Once the checks have been carried out and the earnest money contract has been agreed, the process culminates with the signing before a notary and its subsequent notarisation, protecting the new owner and freeing the seller of the property.

Registering property and paying taxes

Once the transfer has been formalised, the property has to be registered accordingly and the respective transfer taxes have to be paid.
